During the Inspection
Clients are encouraged to join the American Home Inspector during the inspection, so they can ask questions and learn more about their new home. The inspection will include the evaluation of the visible and accessible elements of the home, including:

- gutters;
- downspouts;
- flashing;
- roof vents;

Plumbing

- visible supply lines;
- visible waste / soil and vent lines;
- fixtures and faucets;
- domestic hot water system;
- fuel source.
Electrical

including:
- the service drop through the main panel;
- sub panels, including feeders;
- branch circuits;
- connected devices and lighting fixtures.
Heating

including:
- fuel source;
- heating equipment &
- distribution;
- operating controls;
- flue pipes;
- chimneys and venting;
- auxiliary heating units.
Cooling

including:
- the cooling equipment;
- cooling distribution equipment;
- operating controls.
Interior

including:
- walls,
- ceilings,
- floors,
- windows and doors,
- steps,
- stairways,
- balconies,
- railings.
Insulation and Ventilation
inspection is limited to insulation and ventilation components in viewable unfinished attics and subgrade areas

including:
- the insulation type;
- condition of the insulation;
- the ventilation type;
- condition of the ventilation systems;
- the installed mechanical ventilation systems.
Fireplaces/Stoves

including:
- solid fuel fireplaces,
- gas fireplaces,
- stoves,
- dampers,
- fireboxes,
- hearths
Attached Garages and Carports

including:
- framing,
- siding,
- roof,
- doors,
- windows,
- installed electrical / mechanical systems pertaining to the operation of the home.
Site

including:
- building perimeter,
- land grade,
- water drainage,
- trees and vegetation;
- walks,
- grade steps,
- driveways,
- patios,
- retaining walls contiguous with the structure.
